The Board of Directors has been informed of interest charges mistakenly appearing on homeowners' Vantaca accounts managed through Rizzetta. This message serves to clarify the situation and outline necessary actions.
What you need to know
When a homeowner’s association dues become past due, the billing system automatically applies late payment interest and associated fees as part of its standard delinquency process.
The Board of Directors recently became aware that homeowners were erroneously charged late payment interest on the January 1, 2025, association dues. This error occurred because the system recognized the payment and posting dates as late. To address this, the Board has instructed Rizzetta that no late fees or interest should be applied for 60 days following the posting date of the January dues. This extension provides homeowners ample time to review their dues and make the necessary arrangements for payment.
Homeowners who were charged late fees or interest will see these amounts reversed or credited to their accounts in the coming days. The association dues for January 2025 are set at $381.91 per quarter, per unit.
What you need to do
Homeowners who have not yet made their payment should remit only $381.91 for the January dues. The next assessment is scheduled for April 1, 2025.
No further action is needed to address the late fees or interest, provided that payments are made within 60 days of the posting date or by March 30, 2025.
Residents who maintain a balance beyond March 30, 2025, may be subject to late payment fees and interest under the association’s standard delinquency process.
